Five Steps to Faster Turn Times
Appraising is an always changing profession. Regularly, it seems, appraisers are asked to include more information or have steps added to their data gathering. They do this extra work to ensure their client receives the best analysis. To stay current with the always changing requirements, Appraisals Plus, LLC. is constantly seeking additional tools and tweaking processes to increase efficiency so we can do more work for you. Since Appraisals Plus, LLC. knows that time is important to everyone, here are some tips you can do to accelerate the process whenever you order an appraisal with Appraisals Plus, LLC.:
- Are you ordering appraisals online? With online ordering, you automatically get e-mail notifications that the order was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! No longer do we have to re-key information from a fax, and you don't have to wonder whether the order was received.
- Complete and accurate subject property data is key. There's nothing like being one number off on the street address to add unnecessary time to an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent area sales is welcome — however, remember that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

- Tell us up front of the property's unique elements. Cookie-cutter houses are relatively easy to appraise. What takes time is analyzing how differing elements contribute to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique characteristics of the home or surrounding area -- for example, it's had a recent addition put on, it's subject to zoning restrictions, and it's susceptible to flooding. While these are things that we will find out on our own, knowing them sooner makes your report arrive faster.
- Did you make the occupants of the home aware of what to expect? One of the most tedious parts of the appraisal process is confirming an inspection date with the current homeowner. Many homeowners are justifiably uncomfortable with the idea that an outsider wants to come in their home, look around, and take numerous notes. Not uncommonly they think they must make the place spotless before the appraisal inspection, with the belief that will increase the value and will choose to not schedule the appraisal inspection until it is cleaned.
Hearing from you -- a trusted party with whom they already have a business relationship -- a little information about the appraisal process, who we are, and especially that dusting and polishing won't make a significant difference in their home's value, will help move the process along for everyone. I encourage you to point your clients to our website, where we have many pages of useful information for homeowners and others describing the appraisal process. Tell them to call us if they want to meet our staff and learn more about our services. Remind them it's to their advantage to set the appointment without delay!
- Are you using our website as a resource to track your report's status? No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As each important milestone in an assignment is completed, that information can be viewed instantly online. It's never been easier to track your report's status.
